Lehigh Valley Home Buying Guide: What to Know Before You Start
So You're Thinking About Buying a Home in the Lehigh Valley?
If you're starting to look around Slatington, Allentown, Bethlehem, or anywhere in between, you probably have more questions than answers right now. That's normal — and it's exactly where a good buyer's agent earns their keep. Here are the four things I tell every buyer before we ever tour a house.
1. Know your real budget — not just the listing price
Before you fall in love with a house, talk to a lender and get pre-approved. It tells you your number, it makes your offer credible, and it stops you from touring homes you can't comfortably afford.
And remember: the monthly cost of owning a home is more than the mortgage. Property taxes and insurance are part of the picture, and in Pennsylvania, taxes can vary significantly between townships and school districts. The same-priced house in two different districts can mean two very different monthly bills. When you tour homes with me, we look at the total monthly picture — not just the sticker price.
2. Understand what your budget actually buys here
Every market is different, so let me show you real numbers instead of generalities. These are examples from my recent closings around the Lehigh Valley:
- Around $190,000 — a 3-bedroom home in Slatington (closed July 2025)
- Around $270,000 — a single-family home in Whitehall (closed August 2025)
- Around $340,000 — a 3-bedroom home of roughly 1,900 square feet in Slatington (closed July 2025)
- Around $520,000 — a 4-bedroom home on 2+ acres near Washington Township (closed July 2025)
The takeaway: the Lehigh Valley offers an unusually wide range for almost any budget — small-town value and more land toward the northern end, and closer-in convenience as you move toward Allentown and Bethlehem.
3. Learn the neighborhoods before you tour them
Where you buy matters as much as what you buy. A few patterns worth knowing as you start:
- Slatington and the Northern Lehigh area tend to offer more house and more land for the money, with a small-town feel and Blue Mountain views.
- Allentown, Bethlehem, and Whitehall put you closer to shopping, dining, and the highways — often at a similar price point for less land.
- School districts are worth understanding early, because they affect both lifestyle and resale value down the road.
4. Protect yourself in the deal
Get a home inspection — always, even on new construction. And before you make an offer on anything, sit down for a proper buyer consultation: your budget, your timeline, your must-haves, and your deal-breakers all on the table. It costs nothing, and it's the single best hour you'll spend in this process.
One more thing — inherited a home?
If you're buying or selling because you've inherited a property, the process is different: probate timelines, estate cleanouts, multiple decision-makers. I'm a certified Probate Real Estate Specialist, so if that's your situation, call me directly and we'll walk through your options.
